If you are planning on purchasing a property, you may need to have the structures inspected for mold, toxic mold and black mold (which is not included in a standard Phase I ESA).    Our mold screen is an inexpensive way for you to have a visual inspection, moisture intrusion testing and air sampling performed.  Our experts will inspect the structures for visible signs of mold, water staining or moisture intrusion.  We will inspect the Heating, Ventilation and Air Conditioning (HVAC) systems for signs of leaks or unacceptable water buildup or standing water.  Additional items that may be visually inspected including proper insulation, moisture barriers and site drainage.  We will take air samples inside and outside of the structure with Zefon Cassette samples and analyze them for airborne mold spore concentrations.  We will take temperature and humidity readings inside and outside of the structure.  We will take moisture readings of  building components such as wood studs, drywall and plaster.  If warranted, we will develop a moisture gradient to define the point of intrusion and provide recommendations for removal or additional sampling.
